Approaching us with a blank Northeast facing site, our clients were passionate about creating a special home for their family in the heart of Langs Beach. 

The site had obvious constraints – the steep right-of-way driveway to the property and substantial fall to the Northeast. However, both of these were insignificant in comparison to the stunning view out to the Pacific Ocean. 

Having a young family meant our clients wanted an open, spacious home with outdoor spaces to enjoy. This was difficult given the slope of the site but the end result shows how nicely this worked from both the upper and lower floors. 

Downstairs is three bedrooms, a bathroom, a study nook, bunk/rumpus room and a double garage. The polished concrete floor and steps give a grounded sense to the lower floor. There are internal stairs as well as external stairs on both sides of the home to access the upper floor. 

Upstairs is the main living areas. The kitchen, designed by Moda Kitchens, complete with a scullery and in-bench rangehood, looks across the dining and family room to the view. The floor steps down to help the home run with the contour of the land, leading to the lounge area with a fire and TV. 

The master suite is to the Northern end of the first floor. The bed faces the majestic view with the walk-in wardrobe and ensuite behind. 

To the rear of the first floor is two outdoor spaces – one a deck, the other a courtyard. These are sheltered from the sea breezes and provide a private, comfortable space for entertaining. 

The home is eye-catching, perfect for the setting and achieves everything our clients wanted it to. Another successful Arcline Architecture designed project.
